But here's the truth after years of working with buyers across King, Snohomish, Pierce, Kitsap, Skagit, and Island counties: there's no perfect time. There's only the right time for you.

The "I'll Wait Until..." Trap

I hear it constantly:

  • "I'll wait until rates drop."
  • "I'll wait until prices come down."
  • "I'll wait until I have a bigger down payment."
  • "I'll wait until the market calms down."

1. Your own financial readiness, not the headlines. Rates and prices are outside your control. What you can control: your credit, your savings, your debt-to-income ratio, and how much home actually fits your budget and life — not the maximum a lender says you qualify for.

2. "You can always refinance the rate. You can't refinance the house." If you find a home that checks your boxes — location, layout, school district, commute — and the only thing holding you back is today's interest rate, that's a solvable problem down the road. The right house at a rate you can live with now beats waiting indefinitely for a rate that might not show up.

3. Buyer's remorse usually isn't about the price. It's about the process. Most regret I see from buyers doesn't come from what they paid — it comes from feeling rushed, uninformed, or unsupported during the process. That's where the right agent (and the right prep) changes everything.

A Healthier Way to Think About Timing

Instead of asking "is this a good time to buy," ask yourself:

  • Do I plan to stay here at least 3-5 years?
  • Is my job/income stable?
  • Do I have my down payment and reserves in place?
  • Have I actually gotten pre-approved (not just pre-qualified)?
